Plans for New Ballpark in Canal District Filed By Madison Properties and Worcester

Real estate news in Worcester continues to develop at a rapid clip. Last week, the city and Boston-based developer Madison Properties filed official plans with the Worcester Redevelopment Authority for the $101-million Polar Park baseball stadium and an array of mixed-use properties in the Canal District. The filing came more than a year after the city and the minor league Pawtucket Red Sox baseball team announced the $240-million Canal District redevelopment plan, which included plans for the team’s new home. The new Polar Park stadium will have a capacity of around 10,000. According to the plans that were filed with the WRA, its home plate will be closer to Madison Street, and its center field will overlook Plymouth Street. At the western end of the pedestrian entrance into the concourse-level courtyard, a three-story building will be constructed. It will include restaurants, suites for attendees of games, function rooms, meeting rooms, play areas for children, a team store, retail space and a pedestrian promenade.

The right field of the upcoming Polar Park ballpark will be bounded by Table Talk Pies and a number of other buildings, which will be located along Green Street. The left field of the park will be flanked by Plymouth Street along with a proposed six-story, 12,000-square-foot office building that will include a 125-space underground parking garage. There will also be a roof deck overlooking the left field of the park that is sure to become a popular gathering place during games. The plans also call for Summit Street to be extended to connect south with access to Green Street, which will be made through the parking lot at Pickett Square. An open plaza which will host food tents, vendors and more is also in the plans.

That’s not the only excitement happening in the Canal District. Along the south side of Madison Street, develop Denis Dawdle has several mixed-use developments in the works. Chief among them is a dual-branded hotel with a 528-space parking garage. It will consist of a 122-room boutique hotel and a 140-room extended stay hotel; the ground floor will boast 5,000 square feet of restaurant space and 9,000 square feet of retail.

Another of Dawdle’s projects is a 367,000-square-foot, 224-unit residential development that will sprawl across two seven-story buildings. The two buildings will be connected by a terrace on the roof. Situated at the corner of Washington and Madison Streets, it will also include a 202-space parking garage, lobbies and retail space. A second phase calls for a six-story building with office, lab and retail space.

The city of Worcester will have to make major improvements to local infrastructure, including roads, water and sewer lines, to make this project a reality.
